1. Basic facts

A. 1) On November 30, 1999, the Plaintiff entered the instant lease agreement and additional agreement in Paragraph 2 of the attached Table attached hereto (hereinafter “instant building”) with the Defendant on the land indicated in Paragraph 1 of the attached Table attached hereto and the building on the third parcel of 237-1, 237-3, Kimpo-dong, Kimpo-dong (hereinafter “instant building”).

(i) First floor among the upper floor: 57.4 square meters exclusive (attached Form 2; 59.4 square meters on drawings; that is the same as 1, 2, 3, 4, 5, and 1 attached Table 1-2), separate warehouse: 15 square meters exclusive for the third floor [3 floors, and according to the subsequent alteration agreement, warehouse part was changed to 4, 5, 6, 7, and 4 on board (1 floor).

【Lease lease agreement to which 100 million won is determined as lease deposit (hereinafter “instant lease agreement”).

In concluding the instant lease agreement, the term of lease was set at 15 weeks from the Defendant’s opening point (the date of December 1, 1999). The main contents of the instant lease agreement are as follows (hereinafter referred to as “the instant renewal clause”).

(1) Article 2 (Lease Deposit) (1) (1) A lease deposit shall be KRW 100 million. (2) A lease deposit shall be borne by a lessor. (3) A lease deposit shall be increased by 8% in welfare every three years. (1) If a lessee faithfully complies with the terms and conditions of this contract during the term of the lease contract, this lease contract shall be automatically extended for five years at the expiration of the term of the lease contract. (2) A lease contract during the term of the renewal pursuant to the above paragraph (1) shall be governed by this contract. (1) A lessor shall provide the lessee with documents necessary to register the establishment of a lease on a deposit basis or on the site thereof, as the lessee wishes.
