1. Defendant Ka Pene Co., Ltd. shall be listed in the attached Table of Real Estate from June 5, 2014 to KRW 978,485,259 from the Plaintiff.

1. Basic facts

A. On September 17, 2012, the Plaintiff, as a lessor, entered into a lease agreement with Defendant East Asian District Co., Ltd. (hereinafter “Defendant Dong”) with respect to part of the buildings listed in the attached Table (hereinafter “instant building”) on the real estate list (hereinafter “instant building”), specifying the lease deposit amount of KRW 2 billion (hereinafter “the instant lease deposit”) and the lease period from November 15, 2012 to November 14, 2017 as follows (hereinafter “instant lease agreement”).

[Lease Contract in this case] Article 1 (Lease Contract in this case): 38.80 square meters, 1,206.93 square meters, 1,277.90 square meters, 416.92 square meters, 4,196.92 square meters, 4,196.16 square meters, total area, 71 square meters, 7,486.71 square meters, 2 stories (1,277.90 square meters, 68.61 square meters) and 25 square meters, and 3rd and 1st and upper floors (1,27.90 square meters, 68.61 square meters) are excluded, and 3rd and upper floors are to take over the current status of lease.

Article 3 (Lease Deposit)

(a) the lease deposit of the lessee is KRW 2 billion, including the down payment, and KRW 500 million, at the time of the contract, shall be paid to the lessor;

(b) The lessee shall pay the remainder of the deposit 1.5 billion won to the lessor on the day before the date of order;

Article 4 (Rents)

(a) The lessee shall pay the lessor the following rents at the end of each month after the date of order:

2012, 2013: 20 million won (excluding value-added tax), and 10 million won each year from 2014 to 2017. Article 8 (Transfer of Leaseed Articles)

B. Before this lease agreement, prior to the imposition of three floors occupied and used under a contract with the lessor, the first floor PC room, the first floor GS25, and the second floor gate 15 November 2012, 2012 is ordered to order the lessor until November 15, 2012.

Article 14 (Termination of Lease Contract) In any of the following cases, a lessor may terminate this contract by giving written notice to the lessee:

When a lessee fails to pay the rent, management and maintenance expenses, and other expenses under this contract at least twice.
