1. The Defendant (Counterclaim Plaintiff) against the Plaintiff (Counterclaim Defendant)
(a) Gangseo-gu Seoul Metropolitan Government Multi-Family Housing (five households).
Reasons
1. On August 5, 2014, the Plaintiff entered into a lease agreement (hereinafter “instant lease agreement”) with the Defendant, setting the lease deposit amount of KRW 20,000,000, monthly rent of KRW 650,000, and the lease period from August 8, 2014 to August 7, 2016, on the second floor of multi-household C (five households) of Gangseo-gu Seoul Metropolitan Government Multi-Family Multi-Family Housing (hereinafter “instant leased object”).
The defendant did not pay a monthly rent at all after the term of lease begins.
Accordingly, on January 30, 2015, the Plaintiff’s delinquency in monthly rent for at least five (5) minutes.
2. 7. Until July, the mail sent a content-certified mail to the effect that the above lease contract is terminated without paying a monthly rent, etc., and at that time the mail was served on the Defendant.
However, without paying monthly rent until February 7, 2015, the Defendant still occupies and uses the leased object of this case as before.

2. According to the facts stated in Paragraph 1, the instant lease agreement was terminated on February 8, 2015 by exercising the Plaintiff’s right to terminate the lease.
Therefore, the Defendant, a lessee, is obligated to deliver the leased object of this case to the Plaintiff, as a repayment of the duty to restore the leased object following the termination of the instant lease agreement, and to pay the amount calculated by applying the rate of KRW 650,00,00 per month from August 8, 2014 to February 7, 2015 (i.e., 650,000) in arrears for six months from February 8, 2015, and unjust enrichment that gains from using the leased object of this case as previous occupation after termination of the lease (it is reasonable to deem that the amount is the same as the previous monthly rent, barring any special circumstances).
3. The defendant's defense against the principal claim and the counterclaim claim are judged, and the defendant's defense against the principal claim.
