1. As to KRW 1,284,890,284 and the Plaintiff’s KRW 1,122,00,000 among them, the Defendant shall start from March 8, 2014 to January 14, 2016.

1. Basic facts

A. The Gangdong-gu Seoul Metropolitan Government B building (hereinafter “instant building”) is a main complex building with the 7th underground and 22th ground level above.

B. On May 10, 2010, the Defendant entered into a contract with Daewoo Construction Co., Ltd. (hereinafter “Treatment Construction”) to lease the first floor and the first floor of the instant building with a deposit of KRW 700,000,000 (excluding value-added tax) KRW 700,000,000 per month of rent, and paid KRW 300,000 out of the deposit money on the same day.

The main contents of the above lease agreement are as follows.

Article 4 (Rents and Rental Deposits) (2) A rental deposit shall be KRW 700 million, and 300 million won shall be paid at the same time as the contract is concluded, and the remainder of KRW 400 million shall be paid at the completion

(5) Where payment is delayed, 12% interest for the delayed period from the following day of the deadline for payment to the actual payment shall be added to the overdue interest for the delayed period.

Article 15 (Matters of Special Agreement) (4) This Agreement is based on the premise that three underground floors can be used as a car center, logistics warehouse, and parking lot, and that the defendant alone uses them.

(5) The treatment construction works shall cooperate to the maximum extent possible with the defendant for the smooth lease of the second basements.

C. On August 5, 2010, the Plaintiff leased the two underground floors and three underground floors of the instant building, and 102 and 103 above, and subleted the Defendant with the two underground floors (2,794m24m2), three underground floors (5,321.22m2 on the ground), 102 and 103 on the ground.

The main contents of the above sub-lease contract (hereinafter referred to as the "sub-lease contract of this case") are as follows:

1) Period: Deposit for the second underground floor from August 5, 2010 to August 4, 2020) : 200 million won (excluding each value-added tax) : the second underground floor from April 30, 2011 to April 40 million shall be paid in advance every month.
