1. Basic facts

A. The group award of the Plaintiff (Counterclaim Defendant) promoted the development project 1) Plaintiff (Counterclaim Defendant; hereinafter “Plaintiff”)

A) A local public enterprise with the management authority over the waiting rooms of the first floor underground of subway 5 subway lines located in Gangdong-gu Seoul Metropolitan Government. Around October 2007, an idle space in the subway station was developed as a group price and promoted a development project in a group with the aim of promoting the convenience of urban railroad users and contributing to the plaintiff's management rationalization. G station was also included in the development project. (2) On January 24, 2008, the Plaintiff issued a public notice of the selection of a developer for the development project, and received proposals from multiple companies from February 14, 2008 to February 19, 2008. The Defendant Counterclaim Plaintiff (hereinafter "Defendant CFK") was selected as the first target of the development project proposal, including a plot plan, a ground plan, a drawing plan, a entrance plan, and a development plan, with respect to the size of 237.3 square meters of the 1st floor underground.

B. On April 14, 2008, the Plaintiff entered into a lease agreement with the Defendant CIT (hereinafter “instant large-scale office”) and the part of the building indicated in the attached list to Defendant CSSSSSM. (hereinafter “instant large-scale office”).

(2) The term of a lease deposit shall be five years (from April 14, 2008 to June 13, 2013) from April 14, 2008 to June 13, 2013 (the period of preparation for business, from April 14, 2008 to June 13, 2013) (hereinafter referred to as “the lease of this case”) to be leased as KRW 422,460,000,000 (including value-added tax), the contract amount, 2.81,640,000 won (including value-added tax), monthly rent 4,6940,000 won (the contract amount x 1/60), and the contract period shall be from April 14, 2008 to June 13, 2013).

2) Of the instant lease agreement, the part relating to the instant case is as follows.
