Reasons
1. Basic facts
A. On December 31, 2008, the Plaintiff concluded a lease agreement (hereinafter “instant lease agreement”) with the Defendant on December 31, 2008, setting the lease term from December 31, 2008 to December 31, 2018, with regard to each real estate listed in the separate sheet (hereinafter “instant real estate”).
B. On May 4, 201, the Plaintiff completed the registration of ownership transfer on the instant real estate on November 26, 2001 due to a consultation and division.
C. On February 25, 2014, the Plaintiff sent to the Defendant a content-certified mail to the effect that the instant lease contract is terminated on the grounds of the rent for two-term installments (2012 minutes and 2013 minutes).

2. Judgment as to the main claim
A. The gist of the Plaintiff’s assertion 1) The termination of the instant lease agreement by the Plaintiff on the grounds of the rent for the year 2012 and the year 2013 is lawful. Therefore, the Plaintiff’s claim against the Defendant for the delivery of the instant real estate, the payment of unpaid rent, and the return of unjust enrichment equivalent to the rent. (2) If the Defendant’s deduction of the amount of offset or payment under set-off or payment under 600 km from the amount of 2012 and the amount of the rent for the year 2013 under the instant lease agreement, as seen below, 60 km from the amount of the rent for the year 2012 and the amount of the rent for the year 2013, the unpaid rent for the Defendant is merely 200 km.
