Reasons
1. Basic facts
A. On April 16, 2009, the Plaintiff entered into a lease agreement with Defendant B, setting the lease deposit amount of KRW 68350,000,000,000 from April 16, 200 to April 15, 201, on the real estate listed in the attached list, which is the publicly constructed rental house (hereinafter referred to as “the instant apartment house”). The Plaintiff entered into a lease agreement with Defendant B, setting the lease term from April 16, 2009 to April 15, 201.

Article 10(1) of the instant lease agreement provides for the following:
Article 10 (Cancellation and Termination of Lease Contract) (1) In the event that a plaintiff commits any of the following acts, the defendant B may cancel or terminate this contract, or refuse to renew the lease contract:
4. Where the rent is in arrears for at least three consecutive months;
8. Where he/she violates any of the obligations specified in the standard lease agreement.
C. On May 25, 2009, the Plaintiff completed the move-in report on the apartment of this case.
Defendant B increased the lease deposit amount from KRW 6,835,00 to KRW 7,1080,00, which applies in 2010 to the lessee of the same 34-type apartment as the Plaintiff among the lessees in C, and increased the lease deposit amount from KRW 7,392,00 in 201, and thereafter the lease deposit was increased from KRW 8,832,00 in 2015.
E. The Plaintiff did not pay 1,970,000 won in total from the increased portion of the deposit for lease in 2010 to the increased portion of the deposit for lease in 2015.
F. On April 6, 2015, Defendant B notified the Plaintiff of the payment of the increased deposit and late payment charge until April 30, 2015, when Defendant B wishes to maintain the lease agreement by providing that “the lease contract shall be terminated on the grounds that the increased rental deposit and late payment charge for a period of at least three years were unpaid.”
G. On April 28, 2016, the Plaintiff paid KRW 16,170,00 as the increased deposit and late payment charge, and KRW 13,83,50 as of June 29, 2016.
