The Defendant-Counterclaim Plaintiff (Counterclaim Defendant) shall deliver the building indicated in the attached Table to the Plaintiff (Counterclaim Defendant).

1. Facts of recognition;

A. On February 14, 2014, the Plaintiff (Counterclaim Defendant; hereinafter “Plaintiff”) and the Defendant (Counterclaim Plaintiff; hereinafter “Defendant”) concluded a lease agreement (hereinafter “instant lease agreement”) with the terms that the Plaintiff leases the building indicated in the separate sheet (hereinafter “instant building”) to the Defendant as “factory lease agreement” (hereinafter “instant building”). The main contents are as follows.

A lessor and both a lessee shall enter into a lease agreement with respect to the following factory:

2.The lessor and the lessee, subject to an agreement, will pay the lease deposit and the rent as follows only for the lease of the above real estate.

Deposit: 10,000,000 monthly rent: No lessee may change the purpose of the above real estate from March 10, 2014 to March 9, 2016 without the consent of the lessor, nor use it for any purpose other than the purpose of the lease.

Article 4 (Termination of Contract) If the lessee has failed to pay the rent more than twice consecutively, or has violated Article 3, the lessor may terminate the present contract without delay.

[Matters of special agreement] - the lease contract in the present state of facility - the installation and alteration of internal facilities may be made according to the lessee's purpose of use, but the contract shall be terminated and restored.

-The electricity will be 30kW. - For this building the lessor will agree to the sub-lease contract of the lessee.

B. The Defendant operated a factory that manufactures semiconductor parts in the name of “D” in the instant building.
