1. The Defendant’s KRW 158,120,075 to the Plaintiff and KRW 5% per annum from August 16, 2014 to March 18, 2015.

Basic Facts

Around August 2007, the Plaintiff: (a) leased the Kui-si D 301 and 302 (hereinafter “each of the instant real estates”) from C by setting the respective deposit amount of KRW 100 million, KRW 500,000,000 for each house; (b) from August 16, 2007 to August 15, 2009; (c) operated a private teaching institute at a certain point; and (d) concluded a lease agreement between C and C on August 15, 2012 to increase the respective lease term by 605,000,000,000 for each house.

After February 18, 2011, the ownership of each of the instant real estate was transferred to the Defendant, who is the representative director, the Plaintiff: (a) on August 15, 2012, the Plaintiff entered into a new lease agreement including the following terms: (b) as to each of the instant real estate, KRW 100 million, KRW 550,000 per month, KRW 5550,000 per month, and the period from August 16, 2012 to August 15, 2014; and (c) on the same day, as to each of the instant lease agreements (hereinafter referred to as “each of the instant lease agreements”) as to each of the instant real estate (hereinafter referred to as “each of the instant lease agreements”) with the Defendant, the Plaintiff shall pay a late payment charge in addition to the monthly rent, if the lessee fails to pay the monthly rent by the due date.

Article 7 (1) The management expenses shall be paid directly by the lessee to the management office every month in accordance with the owner of the building in the commercial building and the management regulations, and the lessee shall comply with the regulations, etc. for the maintenance and management of the leased object.

(A) Taxes and public charges incurred in the use of a building, such as charges for causing traffic congestion, environmental improvement charges, and road occupation and use fees, shall be paid by the lessee. This contract terminated shall terminate in the following cases:
