1. The defendants jointly do so to the plaintiff:
(a) deliver 152.1 square meters of three floors among the real estate listed in the attached list;

Reasons
1. Facts of recognition;
A. On October 17, 2018, the Plaintiff entered into a lease agreement with Defendant B by setting the deposit amount of KRW 10 million on the third floor of the building 152.1 square meters on the attached list, which is one’s own (hereinafter “instant building”) and the period from November 23, 2018 to November 22, 2020.
B. After the conclusion of the lease agreement, the instant building was used as the office of the Incheon District Office E Committee of the Korea Agency, and the Defendant C was the Chairperson of the said Committee.
In addition, from June 2020, there are signs "F Council G" attached to the outside glass windows of the above office, and the name of "F Council G and H Chairperson" and the address of the building of this case are stated in the name of "F Council G and H Chairperson".
C. Defendant B did not pay to the Plaintiff up to the day of the closing of argument in this case the sum of KRW 50,670, and the water rate of KRW 57,960,00,00,000 from January 23, 2019, to April 2, 2020, and the water rate of March 23, 2020.
On December 11, 2019, the Plaintiff sent to Defendant B a content-certified mail containing an expression of intent to terminate the contract on the grounds of unpaid rent.

2. According to the above facts of determination, the instant lease agreement was lawfully terminated upon delivery to Defendant B of the content-certified mail on December 11, 2019, which included the Plaintiff’s declaration of intent to terminate the contract.
Therefore, Defendant B is a lessee, and Defendant C is jointly obligated to deliver the instant building to the Plaintiff as an illegal occupant, and ② As the Plaintiff is the Plaintiff, the Plaintiff does not have any remaining security deposit if the Plaintiff deducts the unpaid rent of KRW 4 million from January 23, 2019 to May 22, 2020 and the unpaid rent of KRW 9.6 million from January 23, 2019 to May 22, 2020 (i.e., KRW 6 million x 16 months) and the unpaid rent of KRW 4 million from May 23, 2020 to June 12, 2020.
