1. The defendant

(a) Indication of the annex drawings (1), (2), (3), (4) and (1) of the first floor of the building listed in the annex sheet;

Reasons

1. On April 15, 2014, the Plaintiff leased the store specified in the Disposition No. 1 to the Defendant.

The lease term is 12 months from May 17, 2014 to May 16, 2015, monthly rent is 70,000 won, monthly management fee is 96,00 won.

Since January 2015, the Defendant failed to pay rent and management expenses after he/she was not paid when he/she was rent from around January 2015.

The Plaintiff terminated the lease contract on the grounds of the Defendant’s delay of rent.

2. (1) The defendant is obligated to deliver the above store to the plaintiff.

(2) The Defendant is obligated to pay to the Plaintiff 1,732,00 won (the rent and management fee for the two-month period from February 17, 2015 to April 16, 2015) and damages for delay at the rate of 20% per annum (the day following the delivery of a copy of the instant complaint) from June 26, 2015 to the day of full payment.

In addition, as requested by the Plaintiff, it is obligated to return unjust enrichment for the rent party calculated at the rate of KRW 866,00 per month from May 18, 2015 to the day when the delivery of the said store is completed (monthly rent management expenses).
