Basic Facts

A. On December 1, 2015, the Plaintiff divided the building indicated in the attached list (hereinafter “instant store”) to the Defendant into the left-hand part of 299.01 square meters and the right-hand part of 149.50 square meters, and leased each of the following content to the Defendant:

(1) Lease deposit: (a) Lease deposit: January 1, 2016 to December 31, 2018; (b) lease deposit: 30 million won on the left-hand side; (c) 2.5 million won on the right-hand side portion (excluding value-added tax); (d) on the first day of each month on the right-hand side portion (excluding value-added tax); and (e) on the second day of each month on the right-hand side portion (excluding value-added tax); (d) the Plaintiff may terminate the lease contract if the Defendant has failed to pay the lease two times or more, and (e) the amount of delayed lease management expenses (in addition to actual expenses, general management expenses, value-added tax) monthly management expenses (in addition to the lease deposit) (in addition to the lease deposit, at least 2.0 million won on the second day after the second day following the month, the Plaintiff may be entitled to be deducted from the lease deposit for late payment, and (e) the amount of late payment by the Defendant may be deducted from the lease management expenses due to 25.

B. According to the instant lease agreement, the Defendant paid a total of KRW 50 million to the Plaintiff, and received delivery of the instant store, and operates “Catho Institute” in this context until now.

C. The Defendant did not pay a vehicle one time after the conclusion of the instant lease agreement, and the management expenses were not paid several times, and the unpaid management expenses exceeded five million won as of September 2016.
