1. Facts of recognition;

A. The CS Co., Ltd. (hereinafter “CS”) entrusted the operation of the instant hotel to the CU Co., Ltd. (hereinafter “CU”) as the executor of the hotel or liquor (hereinafter “instant hotel”), and the Defendants are sectional owners who purchased the hotel of the instant hotel.

B. On May 2, 2016, the Plaintiff entered into a contract for the entrusted management of the instant hotel building with the SS and CU (hereinafter “instant contract”). From that time, the Plaintiff managed the common areas and guest rooms of the instant hotel from that time. The main contents of the instant contract are as follows.

Article 2 of the Building Contract Management Contract (Ground Criteria and Scope of Application)

1. Eul (referring to the plaintiff; hereinafter the same shall apply) has the right and status of a manager under the Act on the Ownership and Management of Aggregate Buildings (hereinafter referred to as the “Joint Act”) with respect to the building.

3.This Management Agreement shall apply to the management of common areas of the building and shall exclude the management of individual exclusive areas (Provided, That partial exclusive areas, if necessary, may also be included in the management). 5. A (CS or CU; hereinafter the same shall apply) shall comply with the collective law and management rules, and this Agreement shall apply equally to sectional owners and successors, users, occupants, special successors, etc.

Article 6 (Scope of Management Expenses Budget, Imposition, and Execution)

1. Budget, disbursement and method of imposing management expenses;

(a) B shall impose on the sectional owners, occupants, etc. each month the amount of the management expenses budget and the settlement of actual expenses on each item of the management expenses budget attached, collect them as management expenses, and execute them pursuant to the budget and related Acts;

B. B shall, in principle, impose and collect management expenses incurred in the current month by the end of the following month, and exceptionally impose and collect management expenses incurred in the current month by the end of the following month when the budget for management expenses is insufficient.

2. Common management expenses:

(a)the electricity, gas, water supply and drainage, heating and cooling, mutual assistance, cleaning, security, guidance, broadcasting, safety management, welfare, etc. of the section for common use;
