1. The defendant shall be the plaintiff.
(a) Of the fourth floor of the building listed in the attached list, each of the indication of the attached Form 1, 2, 3, 4, 5, 6, 1.
Reasons
1. Basic facts
가. 원고는 별지 목록 기재 건물의 소유자로서, 2013. 4. 24. 피고와의 사이에 원고가 피고에게 별지 목록 기재 건물 중 401호{별지 도면 표시 1, 2, 3, 4, 5, 6, 1의 각 점을 순차로 연결한 선내 ㈎부분 28.35㎡, 이하 이 사건 주택이라고 한다}를 임대차보증금 5,000,000원, 월세 600,000원(매월 24일 선불), 임대차기간 2013. 4. 24.부터 2015. 4. 23.까지로 정하여 임대하는 내용의 임대차계약(이하 이 사건 임대차계약이라고 한다)을 체결하였는데, 이에 따르면 피고는 건물 일반 관리비 월 30,000원 및 TV유선료 월 8,800원과 이 사건 주택에서 발생하는 전기료, 도시가스료, 수도료를 부담하기로 되어 있었다.
B. C. On September 15, 2014, the Plaintiff sent a written notification to the Defendant that the instant lease agreement will be terminated due to the delayed payment of the rent to the Defendant, and around that time, the said written notification reached the Defendant.

2. Determination on the cause of the claim
A. According to the above facts of recognition, the instant lease agreement was terminated due to the Defendant’s delinquency in rent for at least two years on September 15, 2014, on which the Plaintiff’s notice was delivered to the Defendant, or on November 3, 2014, which was served on the Defendant at the latest.
Therefore, barring any special circumstance, the Defendant ordered the Plaintiff to order the instant house, and the monthly rent and general management expenses, and the amount of TV license fees in arrears until October 23, 2014, and KRW 4,248,400.
