1. The defendant shall receive KRW 20 million from the plaintiff, and at the same time, shall be attached to the plaintiff among the first floor of the building as stated in the attached Form.
Reasons
1. The following facts may be found either in dispute between the parties or in Gap evidence Nos. 1- 4 (including a serial number) by integrating the whole purport of the pleadings.
(1) The purpose of this Agreement is to prescribe all matters concerning the efficient management and use of the above parking lot (the parking lot of the building in this case).
③ Since the Defendant’s responsible manager faithfully performs the terms and conditions of this contract and all the responsibilities of the parking lot are imposed on the B, all accidents, such as the installation, management, and operation of the parking lot, and all the responsibility for civil and criminal matters arising from the parking lot.
Article 2 (Deposit and Monthly Rent) (1) Deposit shall be KRW 20 million.
(2) Monthly rent: None of the rents shall be from February 10, 2012 to February 9, 2014.
Article 4 (Expenses and Parking Lots) (1) Parking management and building security services shall be performed.
(2) Parking spaces shall be limited to mechanical parking. Article 5 (Management) (1) B shall bear the expenses of the following items necessary for the management of parking machines:
Personnel expenses and various insurance premiums of parking management personnel necessary for the safe operation of parking machines;
(b) Management in preparation for accidents in parking lots and purchase of insurance for parking lots;
(c)the management of techniques for the operation of parking lots shall be responsible and managed by Section B;
A lessee shall be a tenant who performs cleaning and cleaning around the parking lot, and the surrounding cleaning money from the first to the third floor of the underground.
(2) Part of the total expenses, such as electric charges for use from the first to third underground floors using parking lots, shall be imposed on the amount of actual use as the general management expenses.
Article 6 (Collection of Monthly User Fees) (1) The first floor (118 square meters): 180,000 won/ second floor (253 square meters): 390,000 won/3 floor (253 square meters): 390,000 won/4 floor (253 square meters): 390,000 won/5-9 (656 square meters): The lessee shall be collected as monthly user fees.
(2) The rental fee for the purchase of insurance (200 million won for the personal and personal property) and the electricity fee for parking equipment shall be collected from the lessee.
(3) Eul shall each be included in Article 5.
