1. The defendant shall be the plaintiff.

(a) In addition, indication of drawings (1), (2), (3), (4), and (1) of the six floors of the building listed in the attached list;

A. On February 13, 2018, the Plaintiff: (a) indicated in the attached Form No. 1, (2), (3), (4), and (1) a part of 228.47 square meters (D, E) (hereinafter referred to as “instant building”) in the part of the 6th floor of the building indicated in the attached Table among the six floors of the building in the attached Table; (b) leased the Defendant for a period from February 20, 2018 to February 19, 2020; (c) an annual fee of KRW 13,034,300 (including additional taxes; (d) from February 20, 2018 to February 19, 2019); (d) monthly management expenses of KRW 582,980 (from February 20, 2018 to December 31, 2018); and (d) monthly actual expenses.

(hereinafter “instant lease agreement”). Specific terms and conditions of the instant lease agreement are as follows.

Article 2 (User Fee) (2) Where any increase or decrease in user fees occurs during the period of use due to the revision of relevant Acts and subordinate statutes or changes in the rate, the borrower may apply it to the next year user fees.

Article 3 (Payment of Fees) (1) The payment of user fees shall be made before the beginning date of the first year, and shall be made 30 days before the beginning date of the first year from the second year to the beginning date of the first year.

(2) If user fees are not paid within the agreed period, this contract shall become void.

(3) Rental fees shall be paid in advance for a year.

However, a lender may, if requested by the user, pay the amount of user fees in installments.

Article 4 (Management Expenses) The user shall pay the management expenses calculated and imposed by the borrower by the due date.

Article 5 (Measures against Default of Management Expenses, etc.) (2) If an employer delays the management expenses for at least three months, the borrower shall notify the user of the termination of the contract.

Article 6 (Public Charges) An employer shall pay public charges determined by a borrower according to the actual usage of electricity, water supply, etc. each month by the due date for payment.

Article 10 (Termination or Cancellation of Contracts by Loaner) (1) In any of the following cases, a borrower may cancel or terminate a contract in whole or in part:
