1. The defendant shall be the plaintiff.

(a) deliver the real estate listed in the separate sheet;

(b) from November 1, 2020 to the annexed list.

1. Basic facts

A. On April 4, 2020, the Plaintiff entered into a lease agreement with the Defendant on the attached list (hereinafter “instant real estate”) with regard to the lease of KRW 20,000,000, and the lease term from May 1, 2020 to May 1, 2022, as well as KRW 280,000 per month of rent (excluding value added tax) (hereinafter “instant lease agreement”). On the date of the contract, the Plaintiff was paid KRW 2,5,00,000 among the deposit and KRW 18,000,000,000,000 was paid by July 4, 2020.

Meanwhile, the provisions pertaining to the instant lease agreement are as follows.

Article 3 (Lease Purpose) The rentr uses the leased commercial building only for the purpose of carpet(s) (if the rentr uses it for any purpose other than that specified above, the lessor may terminate the contract and claim compensation for damages incurred by the lessor). Article 4 (Management and Repair of Use) ① The rentr is prohibited from changing the structure and purpose of the leased commercial building without the lessor’s consent and transferring its lease rights or lease rights.

(A) If one of the parties fails to perform his/her obligation under Article 6 (Non-performance of Obligations and Compensation for Damages), the other party may set a reasonable period and rescind the contract and claim damages therefrom.

If the lessee fails to pay the remainder of the deposit by the due date, the lessee shall cancel the contract without raising any objection, and shall prohibit the use of the building subject to this contract, if the lessee fails to pay the remainder of the deposit by the due date.

A lessor will not receive KRW 800,000 out of the first monthly rent of KRW 2,800,000 after the delivery of a leased commercial building.

From the second monthly rent, the lessee is 2,800,000 won in normal monthly rent.
