Reasons
1. Basic facts
A. Buildings listed in the attached list 1 are apartment buildings, neighborhood living facilities, and business facilities (A; hereinafter “instant buildings”) with the size of 2 underground floors and 19 floors above ground.
The registration of ownership preservation was completed on June 18, 1999 for the instant building.
B. Of the instant building, 101 to 109, 201 to 206, 209, 210, 211, 301, 302, 303, 401, 402, and 403 of the first floor (24 stores, 24 stores of exclusive ownership, 3,132.75 square meters in total, 21 sectional owners with voting rights) are used for neighborhood life and business facilities.

On October 200, the Defendant entered into a management service contract on the instant commercial building with the “representative of the A commercial building occupant” (hereinafter “instant service contract”) and around that time, performed the management work of the instant commercial building, including notification and collection of management expenses, building expenses, and parking management.

(d) Building area: The scope of contracts for management services under Article 3 (Scope of Contracts for Management Services) of 6,937 square meters (2,098 square meters) shall be as follows:
Management expenses and taxes and public charges for each tenant (management administrative affairs)
(b) All of the facilities management services, including machinery, electricity, disaster prevention, gas, and septic tanks;
(c) Security services and parking and management services for buildings;
(d) Business related to environmental US dollars;
(e) necessary for the maintenance and management of buildings.
