1. The plaintiff's claim is dismissed.
2. The costs of lawsuit shall be borne by the Plaintiff.
Reasons
1. Facts of recognition;
A. On November 2013, the Defendant leased to the Plaintiff the three-story 1,494.45 square meters (including the common area; hereinafter “instant real estate”) among the three-story 1,494 square meters (including the common area; hereinafter “instant building”) located in the Jongno-gu Seoul Metropolitan Government Newgate (hereinafter “instant building”). The main content is as follows.
(hereinafter “instant lease agreement”). Article 3 Lease agreement is from November 25, 2013 to November 24, 2015.

Article 6
1. The lessee shall pay 427,206,150 won as security deposit on November 25, 2013.
2. If the lessee has any obligation to pay monthly rents, to pay the management expenses, to the lessee in arrears, or to pay damages under this contract, the lessor may, without the consent of the lessee, appropriate the deposit of the lessee which has been paid;
Article 7 After the termination (including termination and cancellation) of this Agreement, the leased object has been restored to its original condition to the lessor and the lessee is ordered to repay the debt to the lessor, and if any, the lessor shall return the balance to the lessee.
Article 8 42,720,600 won (excluding value-added tax) shall be paid to the lessor as monthly rent.
Provided, That rent shall be exempted for six months in total during the term of a lease contract, and rent shall be paid to the lessor every month in the amount of KRW 32,040,450 (excluding value-added tax) calculated by dividing the total expenses excluding the exempted amount for 24 months.
Article 9 Management Expenses 17,856,700 won (excluding value-added tax) and electric charges shall be separately settled and paid management expenses.
Where a lease contract is commenced during the month of Article 11, a monthly rent and management expenses shall be calculated according to the number of days, and where the lease contract is terminated or terminated.
