1. Basic facts
A. The Plaintiff is a company with the purpose of facility security business, housing management and U.S. dollars, disinfection, septic tank management business, service contract business, etc., and D, E, F, G, and H Co., Ltd. (hereinafter “D, etc.”) is a management body comprised of the co-owners of all of the instant officetelss located in Dobong-gu Seoul Metropolitan Government (228 households, commercial buildings, 15 households, and hereinafter “instant officetels”). The Defendant is a management body comprised of the co-owners of all of the instant officetelss.
B In entering into a management service contract for a commercial officetel (hereinafter referred to as “Btel”) entered into between B and A (hereinafter referred to as “Btel”), the “A” and “B” agree to comply with the relevant laws and regulations and to implement the contract in accordance with the good faith principle, and conclude the contract as follows:
Article 1 (Persons Subject to Business of Virtual Management Services)
1. Building name: Btel; and
2. Location: Dobong-gu Seoul Metropolitan Government C;
3. Structure of a building: The steel reinforced concrete structure;
4. Management area: “A” under Article 2 (Contents of Building Management Services) of the Housing Site (2,473.00 square meters) and the total floor area (12,364.240 square meters) - an officetel 7,414.682 square meters (228 households) and residential facilities 4,949,558 square meters (15 households) for owners and occupants, shall carry out the administrative affairs, maintenance and management of facilities, expenses, cleaning, parking management, etc. of the objects of management specified in this contract in good faith for the owners and occupants, and detailed management affairs shall be as follows:
1. Maintenance, repair, preservation, operation, check, repair, and contracting of the section for common use of a building and its ancillary facilities;
2. Guard of buildings, guidance of visitors, cleaning of parking control, and removal of wastes;
3. Protection of human lives and property and safety management of buildings when a disaster occurs;
4. Imposition and collection of management expenses, and vicarious payment of public imposts, etc.;
5. Purchasing a fire insurance policy, such as purchasing a fire insurance policy;
6. Parking fees and enforcement affairs under the parking lot management regulations;
