1. The defendant shall be the plaintiff.
(a) Attached drawings (1), (2), (3), (4), (5), (6), and (7), among the three floors of the building listed in the attached list;
1. Facts of recognition;
A. On March 7, 2014, the Plaintiff leased out to the Defendant, on the following grounds, an indication of the Appendix No. 1, 2, 3, 4, 5, 6, 7, 8, 361.28 square meters (hereinafter “instant store”) among the three floors of the building listed in the attached Table No. 3 as follows:
(hereinafter “instant lease agreement”). Article 3 (Period of Lease Contract) ① The term of validity of this lease agreement shall be from March 20, 2014 to March 31, 2019 (60 months).
Article 4 (Rental Deposit) (1) The lessee shall deposit 44,200,000 won with the lessor at interest free of charge during the term of the contract.
Article 5 (Monthly Rent) (1) The monthly rent is KRW 3,638,73, and the lessor shall issue the lessee a written request for rent (tax invoices, specifications, etc.) to the lessee at the beginning of each month, and the lessee shall pay the rent for the relevant month to the place designated by the lessor by the tenth day (if the tenth day is a legal holiday, the following day) of each month.
(2) The rent shall be paid on a monthly basis (from the first day of each month to the last day of each month), and where the lease contract begins on a monthly basis, the rent for the relevant month shall be calculated by the number of days and paid by the last day of the relevant month.
In such cases, the rent shall be calculated by the lessor and notified in writing by not later than one week.
Article 6 (Management Expenses) (1) The monthly management expenses necessary for the management and maintenance of leased objects shall be KRW 18,500 per square day, and the lessor shall deliver the lessee a written request for management expenses (tax invoices, specifications, etc.) to the lessee at the beginning of each month, and the lessee shall pay the management expenses for the relevant month to the place designated by the lessor by the tenth day of each month (if the tenth day is a legal holiday, the following day).
(3) The management expenses shall be paid on a monthly basis (from the first day to the last day of each month), and in cases where the lease contract begins on a monthly basis, the management expenses for the month shall be calculated for the number of days and paid by the last day of the relevant month.
The management expenses shall be calculated by the lessor.
