1. The defendant shall be the plaintiff.
(a) Of the second floor of the building listed in the separate sheet, each point of the attached sheet Nos. 1, 2, 3, 4, and 1.
1. Basic facts
A. On November 15, 2015, the Plaintiff entered into a lease agreement (hereinafter “instant lease agreement”) with the Defendant with regard to 202 square meters (including part on the second floor of this case), including part 78 square meters (hereinafter “the second floor”) among the two floors of the building indicated in the separate sheet (hereinafter “instant building”) attached to the separate sheet, including the indication 1, 2, 3, 4, and 1 of the separate sheet.
1) A lessor: The lessor shall deliver the lease period to the lessee from December 16, 2015 to December 15, 2016; and the store to the lessee from November 15, 2015 to November 15, 2015.
3) Lease deposit: A lessee shall pay KRW 13,00,000 as down payment on November 5, 2015, and KRW 7,782,00 as part payment on December 31, 2015, and KRW 5,188,00 as remainder payment on January 15, 2016, respectively. If the lessee fails to pay the remainder by the due date, this contract shall be automatically cancelled, and the lessor shall acquire the down payment in the form of penalty: KRW 1,591,00 (excluding value-added tax and monthly rent on the 15th day of each month): The lessee shall be obliged to pay the unpaid rental fees (such as electricity, heating, water supply and sewerage charges) used at the shop of the lessor at the expense of the lessee, and the lessee shall be obliged to pay the unpaid rental fees at the rate of KRW 90,00 as late as of January 15, 200 if the lessor requests the payment of the outstanding rental fees at the rate of KRW 10,0000,000 per month.
If a lessee fails to pay monthly rent and management expenses, 5% shall be applied to the unpaid amount from the date of delinquency until 30 days from the date of delinquency.
