1. Facts of recognition;

A. 1) The Plaintiff’s each real estate listed in the separate sheet (hereinafter “each of the instant real estate”)

B) On January 29, 2013, the owner of the instant lease agreement was entered into with B with the following major contents (hereinafter “instant lease agreement”).

). ◎ 계약내용 제1조 이 사건 각 부동산의 임대차계약에 있어 임차인은 임대보증금 및 차임을 아래와 같이 지불하기로 한다. - 임대차보증금: 4억 5,000만 원 - 차임: 월 2,000만 원(부가세 별도) 제2조 임대임은 위 부동산을 임대차 목적대로 사용할 수 있는 상태로 2013년 3월 21일까지 임차인에게 인도하며, 임대기간은 인도일로부터 2015년 3월 31일까지(24)개월까지로 한다(특약사항에 따라 적용하기로 함 . 제4조 임차인의 차임연체액이 3기의 차임액에 달하거나 제3조를 위반하였을 때 임대인은 즉시 본 계약을 해지할 수 있고, 임차인은 사정에 의하여 임대차계약을 해지할 경우에는 최소한 3개월 이전에 계약해지를 통지를 하여야 한다.

◎ 특약사항

1. The lease deposit amount of KRW 450,000,000 for each of the instant real estate in this case is calculated as the lease deposit and recognized by the lessee (B) as KRW 400,000,000,000 for the total amount of the remodelling construction cost in order to operate each of the instant real estate owned by the lessor (the Plaintiff) as a wooden Cvalescent.
