1. Defendant B Co., Ltd.:

(a) deliver the real estate listed in the separate sheet;

(b) KRW 574,009,150; and

Reasons

1. The term of the lease contract under Article 1 (Period of Contract) of the Decree is from December 29, 2016 to December 28, 2021 (60 months). The lease deposit under Article 2 (Lease Deposit) shall be KRW 700,000,000, and shall be deposited as unpaid interest during the term of the lease: Provided, That the deposit shall not be changed during the first term of the contract, and the Plaintiff and the Association shall cooperate with each other upon renewal of the contract. In this case, the first term of the contract shall be four years and five years (from December 29, 2019 to December 28, 2021). The payment of the difference shall be KRW 200,000,000 shall be made again on December 29, 201.

(Provided, That the monthly rent referred to in the above paragraph (1) is applied for 24 months after the commencement of the lease contract, and the monthly rent after 25 months shall be adjusted by applying the following increase. The rent for the month from December 29, 2016 to December 28, 2018 from December 29, 2018 to December 28, 2018, 69,120,000 won from December 29, 2019 to December 28, 2019 to December 29, 2019 to December 29, 200 to 73, 207,000 won and the late rent shall be paid annually by 30% from December 29, 2020 to December 29, 200 to 30% from December 18, 208, 200; and

2) In the event that the O fails to pay monthly management expenses, the same overdue interest as the rent shall be applied. In the event that Article 11 (Grounds for Termination of the Contract) O commits any of the following acts, the Plaintiff may terminate this contract without a peremptory notice. (i) When theO fails to pay rent, management fee, and expenses under this contract for more than two months, the Plaintiff may terminate this contract without delay.
