1. The Defendant’s KRW 36,51,343 as well as 5% per annum from December 1, 2019 to February 13, 2020 to the Plaintiff.

Reasons

1. Basic facts

A. The defendant is the owner of Gangdong-gu Seoul Metropolitan Government building C (hereinafter "the building of this case"). The plaintiff is a corporation that manufactures and engages in wholesale and retail business, and the plaintiff's representative D's husband E is a person who engages in clothing sales business under the trade name of F.

(b) Lease contract in this case - Lease deposit: 90,00,000 won - Rent: 4,500,000 won per month (excluding value-added tax, and payment on the last day of each month): Terms and conditions of lease: From February 28, 2017 to February 28, 202;

2. A value-added tax is separate for the monthly rent. The monthly management fee is KRW 1,00,000. 5. The lessor consents to the installation of elevators for external cargo (from 2nd to 1st floor).

Matters of special agreement

1. The Plaintiff of the lessee G and the H E are jointly and severally liable.

(1) On January 3, 2017, the Plaintiff entered into a lease agreement with the Defendant to lease the title G of the second floor of the instant building from the Defendant (hereinafter “instant lease agreement”). The main content is as follows.

5. The Plaintiff Ga and H E are jointly and severally liable with each other.

(2) On January 3, 2017, E entered into a lease agreement with the Defendant to lease the title Nos. 1, J, K, and H of the first floor of the instant building from the Defendant (hereinafter “instant lease agreement”). The main contents of the instant lease agreement and the instant E lease agreement are as follows.
